As the Block Management Director & Company Secretary at Findley's of Cooden, I am the first point of contact for Clients and Leaseholders alike should any issues arise. My main role is to ensure the effective and smooth running of our Block Management business and to assist the team in managing our blocks efficiently, whilst keeping them 

As the Block Management Director & Company Secretary at Findley's of Cooden, I am the first point of contact for Clients and Leaseholders alike should any issues arise. My main role is to ensure the effective and smooth running of our Block Management business and to assist the team in managing our blocks efficiently, whilst keeping them up to date with the latest legislation and training to ensure the highest industry standards. I am responsible for coordinating all of our Block Management services in line with the contracted management agreements in our portfolio and overseeing the implementation of large contracts and insurance policies. I have worked in property management for the last 7 years and pride myself on being professional, whilst being approachable and providing our clients with the highest level of service.

In my role as Company Secretary I deal with the sales of the properties in our portfolio, completing LPE1 forms, compiling data required by solicitors & accountants , attending & chairing AGMs and Director’s meetings , taking minutes and making sure all of your Company's House & accounts submissions are undertaken promptly and efficiently.

As the Office Manager, I oversee the day to day duties within the office and work alongside both Block Managers. My role is as a stable point of contact for all of our clients and contractors. Throughout my working day my tasks may involve, answering queries, writing and sending letters and emails to and on behalf of our clients, writing 

As the Office Manager, I oversee the day to day duties within the office and work alongside both Block Managers. My role is as a stable point of contact for all of our clients and contractors. Throughout my working day my tasks may involve, answering queries, writing and sending letters and emails to and on behalf of our clients, writing notices, liaising with contractors and sending works orders, updating Directors and Leaseholders on the progress of works, dealing with insurance claims and working with the Block Management Director in the day to day management of the portfolio. I have worked in the property industry for the last 16 years and over that time have gained much experience in all areas of the business. I have a keen eye for detail and consider myself to be an excellent multi-tasker and I believe that the ability to hold a variety of factors in consideration at any one time when making a decision is important as property management can be such a complex field.

With 8 years experience in the property industry, I have built up a wealth of knowledge within sales, letting and predominantly I have been very fortunate to spend the majority of my time in Property Management. Having worked for two of the largest local estate agents in 1066, I have had to work incredibly hard to ensure the lettings management portfolio runs smoothly. I now bring this experience, knowledge and willingness to work tirelessly into the Block Management industry for Findley's of Cooden. My days involve ensuring that all block management services and maintenance contracts are kept up to date. Visiting the blocks/sites in our portfolio and carrying out site inspections and diagnosing potential problems, including highlighting

any existing insurance risks and ensuring that there are follow up visits and site inspection reports as necessary. Making sure that the site is compliant with health and safety regulations. Requesting service charges for the buildings and collecting on our clients behalf. And playing a key role in negotiations relating to long-term qualifying agreements, repairs that need to be undertaken on site and also contracts for leases.

Having worked in Residential Property and Property Management for over 11 years, I have undertaken various roles within the industry and completed my Level 3 Technical Award in Residential Lettings and Property Management in 2019 to become a member of the Association of Residential Letting Agents. In 2020 I made the decision to take a break from the industry and went to work within the NHS, I found this to be a hugely rewarding time. After having a year out of the industry, I felt that my true passion was within the property. I was given the opportunity to join Findley’s of Cooden as a Block Manager working alongside Glenn managing the day to day running of our portfolio.

I am undertaking a level 3 property maintenance apprenticeship through The Apprentice Academy. This is an 18 month course which runs from September 2021- March 2023. I will be assessed on each level, 8 weekly by an independent assessor from The Apprentice Academy. My role is predominantly administration based, I will be answering calls, emails & responding to any enquiries that come into the office. Since joining Findley’s of Cooden this year (2022) I have become an integral part of the team and have settled into my role as the main financial administrator. I ensure that the service charges are issued correctly and in accordance with your lease, reconcile the bank accounts and work with leaseholders to ensure that arrears are kept to a minimum. I work closely with my colleagues to oversee the payment of invoices and prepare the budgets and have a good eye for spotting any anomalies. I have been key in the implementation of our block management software and have enjoyed discovering all the new reports that we can provide our blocks giving them excellent information at the click of a button and ensuring we are offering transparency to our clients at all times. Having worked previously in residential sales and lettings I have a good overall knowledge of all things property which helps me to provide an excellent service to all of our clients.

I am the proud joint owner of Findleys of Cooden. For many years we had been asked by our customers to venture into block management. Mainly, it seemed, as the level of service they were being offered didn’t meet their expectations. We set up with the vIsion of changing that by offering a more personal approach to management, whilst still providing a vast improvement in service levels. This includes a state of the art software solution that allows each leaseholder to view their accounts online, a dedicated maintenance manager, separate accounts department and a separate company secretarial service. We are never afraid to expand with demand and have the infrastructure to manage as many flats as we are offered. To summarise, we have the staff, the know how, the technology but most importantly the ability and desire to take block management to the next level. We look forward to being of service.
